Property & Tenant Welfare
Improve tenant welfare and Identify and resolve property related issues before they escalate
Managing residential and commercial properties effectively demands more than routine inspections.
There’s an increasing need for real-time, data-driven oversight to ensure occupant safety, reduce operational costs, prevent damage, and meet sustainability goals.
Our Property and Tenant Welfare solution is a smart, all-in-one monitoring platform designed to give property managers, housing associations, and landlords actionable insights into building performance and occupier safety.
With a focus on key metrics such as water, energy, temperature, security, and gas safety—this solution offers proactive, automated management and peace of mind.”
The Challenge
Property/Facility Managers, Housing Associations, and Landlords (both social and private) face a complex set of challenges due to:
Increasingly likely greater Regulatory Compliance under the Renters (Reform) Bill.
Increased operational and financial pressures from rising energy and material costs.
Growing tenant expectations driven by awareness of new rights and standards.
These pressures necessitate significant investments in technology, property upgrades, and occupier engagement strategies to help understand and evidence where action is required as part of building maintenance or to address poor tenant behaviours.

Objectives
Protect Landlord Investments:
Preserve building condition by identifying and addressing issues early.
Optimise Utility Usage:
Monitor and manage utility consumption to prevent excessive costs for both the tenant and within any common areas.
Ensure Occupier Welfare:
Maintain a safe, healthy, and comfortable living environment for tenants.
Enhance Building Performance:
Assess the performance and efficiency of the building and validate the impact of rectification and retrofit work.
Provide Actionable Insights:
Use data-driven analysis to inform decision-making and proactive maintenance.
Solution
An advanced technological solution that enables landlords to constantly and unobtrusively monitor their tenants’ environments to identify harmful living conditions, before they become a more serious problem.
Sensors deployed gather a wide range of information with the data being used to understand property condition and patterns of behaviour including:
Temperature & Humidity levels
Potential for mould
Water leaks
Presence of carbon monoxide
Barometric pressure (to understand insulation properties)
Door and window open/closed status (ventilation and security)
Electricity, gas and water consumption
Retrofit analysis
These insights not only improves the welfare of tenants and helps property owners save money by identifying and enabling remedial maintenance and/or facilitating the provision of professional support before issues escalate.
It provides auditable evidence that property manager’s and landlords are acting responsibly, helping to avoid the potential legal and financial ramifications that can arise from environmental conditions that might otherwise go undetected.
Notification & Management
Our sensors monitor all product feature parameters and relay the data captured to our powerful CONTX™ application which provides dashboard visualisation of the data, alerting and historical reporting
Event Triggered Notifications
Alert notifications can be sent directly to any interested party or team for investigation and used to trigger investigation and interventions.
The rules that govern the creation of a notification are completely configurable and can utilise all deployed sensory data. Furthermore, these rules can be combined into complex rulesets to meet any customer specific event trigger conditions. The sensitivity of the alert, how long they persist for along with complete scheduling functionality mitigates false alerting and ensures that they are only received on the days/times you require them.
This means that any customer specific alerting requirements regarding any of the environmental monitoring or energy consumption features within this product can be met, as per the below examples:
Example #1
An alert can be raised to indicate conditions conducive to mould growth based on temperature and humidity exceeding parameter thresholds for a defined period. This could be augmented by adding whether windows or doors have been opened during the same period for ventilation as an insight into tenant behaviours.
Example #2
An alert can be raised where main doors to communal areas are being opened and left opened for a duration at specified late hours, thus intimating a security risk and/or anti-social behaviour by occupants or visitors.
Example #3
An alert can be raised when a continuous trickle flow has been detected on a water meter for a period of 24 hours, indicating a leak.
A Fully Interoperable Solution
CONTX is also capable of receiving data from any legacy devices/systems as ‘virtual devices’ which are treated the same as any physically deployed sensor. Furthermore, data can be exported to any Third-Party system such as an existing Building Management System (BMS) for surfacing OR to a carbon footprint calculator for conversion of consumption data for conversion, with the calculated results ingested back into CONTX.
